1.	Heating and Air Conditioning is owner's responsibility unless otherwise stated.
2.	Hot water heater is owner's responsibility, unless otherwise stated.
3.	Excavation, debris removal, well and septic hook-up or system is owner's responsibility unless otherwise stated.

4.	All appliances are owner's responsibility.
5.	Payment schedule as applicable.
6.	Change orders will be paid in full; once completed, prior to work commencing.
7.	Standard dovetail construction/framing.
8.	Finished roof shingle.
9.	Owner to provide construction dumpster when construction starts.
10.	Material cost increases after construction commences will increase completed construction cost. Owner has option to continue or discontinue construction.
11.	Blasting rock or framing footers (if necessary) for concrete pouring will incur additional expenses.
