Standard Interior

1.	2"x4" interior framed walls.
2.	3/4" polished solid oak flooring on the first floor.
3.	1"x8" tongue and groove wood walls & ceilings throughout (pine/sheet rock).
4.	4"x10" rough or finished second floor beams - 32" on center (Western Red Douglas Fir).
5.	Pine stairway with 4"x10" fir posts and minimum 2"x6" pine hand rail or western red fir.
6.	2"6 pine for finished second floor - 4 coats satin polyurethane finish/carpet.
7.	32" corner non vented "LP" gas fireplace with solid stone hearth and faced chase.
8.	Bath room Floors 12"x12" tile ($2.50 per tile or owner to pay additional cost).
9.	One coat sealer and one top coat of satin finish all wood surfaces.
10.	Solid pine six panel doors.
11.	Decks beyond 12' in height requiring additional footer work or engineering design will incur additional costs.
12.	Home owner to provide builders insurance.

Standard Exterior
1.	24"x16"x24" reinforced footer - 4000PSI fiber filled concrete.
2.	8"or 12" block as needed. Construction cost effected by property elevation and if block requires rebar and pumped solid with concrete.
3.	2"x12" first floor system R/19 insulation.
4.	3/4 OSB sub flooring.
5.	Solid mortise & tinen/dovetailed logs.
6.	2"x6" exterior walls with R-19 insulation.
7.	Trussed roof system - 8/12 outside & 4/12 inside for Vaulted ceiling - R38 insulation.
8.	5/8" OSB roof deck, 30 lb. felt.
9.	1"x8" pine beveled siding.
10.	1/2" Anderson low "E" windows, exterior patio door(s) & half Glass metal personnel door(s). 3/4 insulated low "E" tempered for large windows.
11.	4' crawl space or 9' basement (unfinished) with 4,000 PSI concrete floor.
12.	Two coats water or oil sealer stain.
